Freddie Mac analysts point to five features that they believe will likely characterize the 2011 housing and mortgage markets:

1. Low mortgage rates. With Fed observers expecting the central bank to keep the federal funds rate at its current target range of 0% to 0.25% for most (or all) of 2011, relatively low mortgage rates will be a feature of the 2011 mortgage market. Thirty-year fixed-rate loans are likely to remain below 5% throughout the year, and initial rates of 5/1 hybrid adjustable-rate mortgages will likely remain below 4% in 2011.

2. Prices have hit bottom. House prices are likely to begin a gradual, but sustained recovery in the second half of 2011.

3. Housing will remain affordable. With affordability high, many first-time buyers will be attracted to the housing market in the New Year, likely translating into more home sales in 2011 than in 2010.

4. Refinances will dwindle. Many eligible borrowers have already refinanced and the federal Making Home Affordable refinance program is expiring on June 30. While fixed-rate loans are likely to remain low, they will move up gradually, making it even less likely that refinances will be attractive to most home owners.

5. Delinquency rates will decline. Based on the last several business cycles, the share of loans that are 90 or more days delinquent or in foreclosure proceedings--known as the "seriously delinquent rate"--generally crests within a year of the start of the recovery in payroll employment, and this economic recovery appears to fit within that pattern. Payrolls began to rise last January, and by the spring the seriously delinquent rate had begun to fall.

Now in Clintonville

"Where do we go from here?" That question from Alicia Keys’ song is on the minds of many Americans, as they wonder where home loan rates are headed after the recent negative news for Bonds.

Last week, Congress was busy at work on negotiations to extend the Bush-era tax cuts. That news kept a lid on any improvement for Bonds and home loan rates, due to the prospect of an ever-increasing deficit.

And adding to the troubles for Bonds and home loan rates last week was news that inflation is growing in China... and growing fast. How does that impact us? Remember, it's a global economy, so Bond prices all over the world worsen on news of inflation, which is bad for home loan rates.

So the big question is: Will home loan rates go back down to where they were in early November?

Although rates are still near historic lows, they have been headed up... and indications are that those unbelievably low home loan rates may be behind us. In fact, there are only a few things that would bring back the lows that we saw in early November:

  • If the tax cut package doesn't get passed, it would be very bad news for the economy and Stock market - but it would help interest rates.
  • If the Fed’s recent round of Quantitative Easing falls on its face and doesn't meet its mission of creating inflation, boosting Stock prices, lowering unemployment and creating consumer demand - Bond prices could make some gains as the threat of deflation reemerges. But this is a long shot.
  • If the financial problems in Europe worsen significantly - which would drive investors into the safe haven of the US Bond market - it could help Bond prices, but probably only modestly.

Realistically, the chances of these events happening are unlikely - and in the end, rates may see some brief and fleeting improvements, but many experts believe they will likely continue to creep up over time. And when you include the simulative action of extending the present tax rates and adding further cuts, it’s tough to see Bonds or home loan rates improving much.

The good news is that home loan rates are still extremely attractive and are still near historic lows for now. If you or someone you know has been thinking about purchasing or refinancing a home, NOW is the time to call or email to get started.

Remember, as a general rule, weaker than expected economic data is good for rates, while positive data causes rates to rise.

Relocating During the Holidays: How to Make the Most of this Unique Moving Experience (reprinted from Relocation.com)

It’s here: the holiday season. While some people may be unpacking

and setting up their holiday decorations, you may be finding that you are packing up yours – and not just your holiday goods but all of the belongings in your entire household. Whether you have to move or you want to move during this time of year, you can still make the most of this moving experience and celebrate with some of these alternative solutions.

1. Plan Ahead. As with any move, planning ahead of time will ensure that you have a successful moving day experience. This involves locating movers, packing and obtaining boxes

. Since you are moving during the holidays, be sure to ask (well in advance) if they can move during your specific dates and whether they charge extra for moving during this time of year. Feeling disorganized and stressed can also cause problems when relocating
to a new home, so staying on top of the moving game is sure to alleviate some unnecessary strain.

2. On the Road. If you are moving during the holidays

, try to maintain a cheerful disposition and positive thinking (especially if you have children). You may to stick to one tradition (if possible) such as stopping for hot chocolate and opening a present or singing holiday songs in your car. Something familiar will be really helpful through this transition.

3. Moved In. You made it into your new home before the holidays but you aren’t fully acclimated to your new house (re: not unpacked). Instead of stressing over the unpacking, get out of the house and have an alternative holiday experience. You and your family can go to the movies, eat at a fancy restaurant or visit your community center to see the local Christmas tree – whatever it is try not to think about your boxes or ‘to-do’ list at home. Separate yourself from that for at least one day and enjoy the holiday without having to clean or decorate.

4. Simplify. You may be someone that has been acclimated into your new home for some time before the holidays and have already unpacked and are looking to celebrate in your new home. If that’s the case; think about simplifying from your normal traditions. This doesn’t mean not ‘pulling out the stops,’ but rather, downscaling the holiday (a bit). Instead of décor placed throughout your house, decorate only your living room or instead of decorating follow some holiday traditions like listening to music or cooking. Keep it simple and the true meaning of the holiday is bound to surface.

5. Stay Connected. If you have moved away from your family and friends, the holiday season can be very lonely. Lucky, though, it is very easy to stay connected in these modern times. Call, email or Skype your family during the holidays to wish each other well as well as to update your family about how you are settling-in

.

Moving

during the holidays doesn’t have to be a depressing and miserable time for you and your family. Simply take it for what it is (a one-time moving situation) and try make the most out of this unique moving experience

5 Holiday Hosting Disasters and How to Avoid Them in your Clintonville Ohio Home

Take a look at the most common things that can go wrong when you have guests and learn how to prevent them.

That’s just one of many hosting nightmares that can end your holiday party before it even begins. Thankfully, some of the most damaging mishaps easily can be avoided. We collected five of the most prevalent issues and give you preventative tips to keep your holiday party on track.

Problem: The oven doesn’t heat

For any holiday occasion, the oven is the most important appliance in your house. If it fails to work, the centerpiece of your meal could go from roasted beef, ham, duck, or Turkey to Peking Duck from the local Chinese takeout joint.

How to avoid:

  • There are any number of reasons a stove can break, but one common cause of disaster is easy to prevent. Don’t self-clean your oven until AFTER the holidays. You risk blowing a fuse or a thermostat, and tracking down an oven technician around the holidays can be tough.

Problem: The kitchen sink clogs

The day after Thanksgiving is the busiest of the year for plumbers. The prime cause of this clog-a-thon is the mistreatment of drains when cooking holiday feasts. We hope your Thanksgiving went well, and that you avoid clog-a-thons for the rest of the holidays.

How to avoid:

  • Fats and cooking oils can solidify in your pipes, so never dispose of them in your kitchen sink.
  • If you have a garbage disposal, make sure it’s running before anything goes in it, and never feed it any stringy, fibrous, or starchy foods like poultry skins or potato peels.
  • To fix, don’t rely on chemical drain-clearing products that can harm your pipes. Use a snake instead, available for $15 at your local hardware store. Best to keep one on hand.

Problem: The heat goes out

As the party’s host, you’re supposed to hang guests’ coats—not apologize to them for having to keep them on. A lack of heat can stop a holiday party dead in its tracks.

How to avoid:

  • The key to avoiding freezing your party to a standstill is regular maintenance of your HVAC. Every 90 days, a new one-inch pleated furnace filter should be installed. If you haven’t done it in a while, now’s a good time to replace it.
  • Also inspect insulation on refrigerant lines that are leading into your house. Replace them if they're missing or damaged.

Problem: The toilet stops up

Toilets have a way of clogging up at the worst times, such as during parties and when you have overnight guests. This is especially true if you have a low-flow toilet from the early 1990s.

How to avoid:

  • Don’t flush anything other than sewage and toilet paper down the toilet. And there’s nothing wrong with putting up a polite note to remind your guests to do the same.

Problem: The fridge doesn’t cool

Without a properly functioning refrigerator, your meat could get contaminated, your dairy-based treats could go sour, and you may not be able to save your yummy leftovers. To avoid discovering a warm fridge after it’s too late, take these simple precautions.

How to avoid:

  • Get a thermometer for your refrigerator to make sure each shelf stays below 40 degrees and you can be aware of any temperature changes.
  • Also make sure the condenser coils located on the back of the unit or beneath it are free to breathe. Coils blocked from circulating air by cereal boxes atop the fridge, or dirtied by dust or pet hair can prevent a fridge from keeping cool.

Clintonville-Beechwold- North Central Columbus Ohio Community

Clintonville: A vibrant north-central Columbus (Ohio) community of 28,000 residents residing in more than 80 differing subdivisions. "Founded" in 1847

I find it very interesting to find out about the communities in and around Columbus Ohio. Clintonville is one of my favorites and one I have called "home".
The story begins in the 1800's when Franklin County and Clinton Township were started. In 1847, the US Post Office opened a post office in the center of Clinton Township near the corner of Oakland Park and what we know today as High Street. The post office was designated as "Clintonville". By the early 1900's Columbus residents were primarily living downtown. Professors from The Ohio State University began to build summer homes in the areas around the ravines in Clintonville and river. There use to be a Columbus Zoo Amusement park ( where the "old" Beechwold subdivision is today and eventually homes and more than 80 subdivisions were created. In late 1974, The City of Columbus created the "Clintonville Area Commission". South- Glen Echo Ravine, West- Olentangy River, North, City Border with the unincorporated Sharon Township and City of Worthington and east- Big Four Railroad. Imaginary boundaries have grown through the years and the term "Clintonville" has been used in real estate to describe an area much broader than defined. Where does Beechwold Begin and Clintonville End will always be up for discussion and there appears no right or wrong place to draw the line. There never has been and probably never will be a formal boundary!
